Project Overview

Blackburn & Co. Ltd was appointed by repeat client Epiphany to deliver a series of bespoke staircases across Phase 1 and Phase 2 of this project at The Pinnacle, Milton Keynes. Following the successful completion of Phase 1, we were awarded Phase 2, reflecting the client’s confidence in our ability to deliver technically complex architectural metalwork to a high standard.

Phase 1 – Scope of Works

Phase 1 consisted of the design, manufacture, and installation of three staircases, each serving a different function within the building while maintaining a cohesive design language.

Two of the staircases followed the same architectural aesthetic, featuring a non-conventional balustrade design. The balustrade infills crossed over one another to form a triangular pattern, creating a striking visual feature while maintaining safety and compliance.

One of these staircases was significantly larger, running from ground floor to mezzanine level. This staircase presented notable design challenges, with the stringers clad in timber (by others) and the treads finished in marble, requiring precise fabrication tolerances and close coordination with adjacent trades.

The second staircase adopted the same balustrade design but on a smaller scale, consisting of seven treads connecting ground level to the neighbouring café area.

The third staircase was a more basic access stair, located at the rear of the building. This provided access from the building to the underground car park and shower block and featured a functional design incorporating mesh infill balustrades and durbar plate treads.

Phase 2 – Café Staircase

Phase 2 involved the design and installation of a further staircase within the café area. This staircase connected the basement level to the mezzanine, continuing the same architectural design language as the Phase 1 reception stair.

While visually consistent, the Phase 2 staircase introduced additional complexity. The treads were clad in timber, and the top landing was cantilevered across the front of the lift shaft, creating a strong architectural feature and providing access into the café area. This required careful structural coordination to ensure performance, safety, and clean integration with the surrounding elements.

Delivery & Outcome

All staircases were surveyed, designed, manufactured, and installed by Blackburn & Co. Ltd, with close coordination across multiple trades to achieve the required finishes and detailing. The completed works successfully balance bold architectural design with practical access solutions, delivering both aesthetic impact and functional performance.
