Project Overview
Blackburn & Co. Ltd was appointed by a valued repeat client, C&S Interiors, to deliver a comprehensive package of structural steelwork and architectural metalwork as part of a commercial shop fit-out project in Covent Garden.
The scheme required extensive enabling works to be completed before the main fit-out could commence, including significant temporary structural reinforcement to support alterations to the building fabric.
Scope of Works
Our scope included the survey, design, manufacture, and installation of:
- Temporary structural steelwork to strengthen the front elevation
- Trimming steels to support new floor voids for stair installations
- Extensive temporary reinforcement across multiple floor levels
- Powder-coated metal staircases providing access between levels
All temporary steelwork was designed to safely support the building during the removal of the existing frontage and the installation of new glazed partitions.
Design & Fabrication
The project required careful planning and sequencing, as the structural steelwork was critical to maintaining stability while major alterations were carried out. The front elevation of the building was temporarily strengthened to allow for the removal of the existing façade and installation of a new shop front.
Numerous trimming steels were designed and installed to accommodate new floor openings around the stair locations. Due to the scale of the alterations, additional temporary reinforcement was required across all levels to safely distribute loads during construction.
Alongside the structural works, bespoke powder-coated metal staircases were fabricated to provide permanent access between floors once the fit-out was complete.
Installation & Outcome
Installation works were carried out in phases to align with the overall fit-out programme. The temporary steelwork successfully enabled the safe removal of the building frontage and the formation of new floor voids, allowing the wider project to progress without issue.
Once the main construction works were completed and the new shop front installed, the temporary steelwork was no longer required, having fulfilled its role in maintaining structural integrity throughout the works.
The completed staircases provide safe, durable access between levels and contribute to the finished aesthetic of the fit-out. The client was highly satisfied with the quality, coordination, and technical expertise delivered throughout the project.
